People traditionally think of Spring and Summer as the best time to sell a house. The thinking goes that families want to be settled into their new home in time for children to start school in the Fall. As a result, many people list their home for sale in the Spring. Generally speaking, this results in a glut of homes on the market in the Spring and Summer. The supply of homes for sale is up, and with more competition, buyers have more choices and sellers have less leverage. It’s the law of supply and demand at work.
In the Fall, there are traditionally fewer homes listed for sale, and supply and demand come into play again. With a smaller supply, sellers see properly priced homes moving more quickly and at a better price as there is more competition between buyers for a smaller pool of homes for sale.
In the same way that Spring and Summer shoppers impose a deadline on themselves to be in their new home by the time school starts, Fall shoppers frequently create a self-imposed deadline around the Thanksgiving and Christmas holidays. They want to be moved in time to celebrate the holidays in their new home. This buyers’ deadline can work to sellers advantage, giving sellers more leverage.
Homes in Baldwin County look great in the Fall and show well both on the internet and in person. Yards are still green, many flowers are doing their “fall bloom”, and outdoor spaces are at their most usable, because temperatures and humidity are down. Porches, patios, and outdoor kitchens may look appealing during the heat of summer, but when we get into the cooler, dryer weather of football season, buyers looking at a house can actually sit on that porch swing or pull up chairs in the outdoor kitchen to discuss the houses they’ve looked at. That’s much more compelling than looking through the windows at a pretty outdoor living area that’s just too hot to use.
