WPMI is reporting that the explosion of commercial growth on the Baldwin Beach Express corridor between Interstate 10 and Orange Beach/Gulf Shores will impact the flow of traffic and slow travel down considerably. The latest announcement is that a firm out of Texas is building a “travel plaza” with 120 gas pumps just off the interstate on the Beach Express. 120 gas pumps may seem excessive, but this is a tremendous investment and it’s hard to imagine spending that money without being confident that there is market demand for that sort of capacity. With the OWA Amusement Plaza scheduled to open this summer, that draw, combined with beach traffic may well slow down traffic along the Beach Express.
The good news from a real estate perspective is that while property values along the Beach Express likely already have this projected traffic priced in, there are still tremendous opportunities both on the residential and commercial property that runs from from the interstate down to the beach.
